What Is a Broker Owner in Real Estate?

A broker owner is a real estate broker who also owns the brokerage they work under. In Ontario that ownership is structured through a registered brokerage corporation, with the broker owner typically also serving as broker of record under TRESA. They straddle two roles: front-line agent for their own clients and operational head for the brokerage and its other agents.

What broker owners do day-to-day

  • Recruit and supervise other agents.
  • Own brokerage compliance with provincial regulators (RECO in Ontario).
  • Set commission splits and brokerage policies.
  • Manage trust accounts and trade record keeping.
  • Continue serving their own clients alongside the management work.

Working with a broker owner as a client

The advantages: broker owners typically have years of experience and a vested stake in the brokerage’s reputation. The trade-offs: their attention is split between client work and management. Ask up front who handles your day-to-day showings and paperwork — sometimes a teammate, sometimes the owner directly.

Independent broker owners vs. franchise broker owners

Some broker owners run independent brokerages; others operate under a franchise (RE/MAX, Royal LePage, Century 21, Sutton, etc.). Franchises bring brand recognition and shared marketing infrastructure; independents have more flexibility on policies and commission splits. From a client’s perspective, the agent is what matters — the brand or independence is secondary.

How this structure affects accountability
